Terms & Conditions

CANCELATION POLICY

Reservations booked with Groups or Travel Agencies may have different cancelation terms.

50% of total reservation is required at time of booking. Balance is due 30 days prior to arrival or reservation may be canceled. If reservation is booked within 30 days of arrival, we will ask for full payment by credit card at time of booking. All cancelations received outside 30 days of arrival are fully refundable. Cancelations at or within 30 days of arrival forfeit all prepayments. No refunds will be issued for no-shows, late arrivals, or early departures. We are not responsible for loss, delay, or expenses incurred due to weather, road closures, flight cancelations/delays, illness, resort closures, or any other unforeseen circumstances. CREDIT/DEBIT CARD AND PHOTO ID REQUIRED: Upon arrival, we will require an imprint of a credit card for a security deposit as well as a photo ID that matches the credit card. Guests without a credit card and matching photo identification will not be allowed to check-in and the cancelation policy will apply.

TERMS

DAMAGES

You will be held liable for damages or missing items as well as for any fineable offense. Fineable offenses include smoking (or vaping) in the unit, excessive cleaning, trash left outside the unit, disturbing the quiet enjoyment of other guest(s), and having a pet on the Property. The credit card on file will be charged for damages, item replacement, or fines. If property manager or owner is required to take legal action to enforce the terms of this Agreement, then the prevailing party in the dispute must pay any and all costs and expenses incurred by the prevailing party in enforcing their rights under this Agreement, including, without limitation, court costs and reasonable attorneys’ fees.

CHECK IN / CHECK OUT

The primary guest on the reservation and/or the guest checking in must be 18 years or older. Minors should be supervised at all times when present on the Property. Early check-ins may be requested at any time prior to arrival, and we will contact you when the unit is ready, whether or not you’ve requested an early arrival. Occupancy limits for each unit are mandated by the local government and are strictly enforced. Additional occupants above the limit will be required to leave the premises. Late check-outs may be requested the day prior to departure. While we will make every effort to accommodate these requests, it’s not always possible and unauthorized late check-outs will be subject to a fine of $250.

PARKING

Parking is not guaranteed. Available parking may be indoor or outdoor. Only one parking permit will be issued per unit and all vehicles on the Property must display a valid parking permit. No trailers, box trucks, or RVs are allowed. EV charging spaces are first-come, first-served. Unauthorized vehicles will be booted and/or towed at vehicle owner’s expense. Parking privileges expire at time of check-out.

FIRE PITS AND FIREPLACES

Use of fireplaces and community fire pit is at your own risk. We are not responsible for injuries or damage which may be incurred, regardless of cause. Guests must follow all safety guidelines and precautions. Nothing may be placed in or on the fire pit or fireplace. Combustibles must not be stored on or near the fire pit or fireplace. Note that fire danger is always present in the mountains and embers are a community hazard.

SNOW REMOVAL

Ice and snow are part of a high alpine environment, and associated hazards should be expected year-round. Snow removal is done within 24 hours of a snowfall of 4” or more. We may contact you to move your vehicle to allow for snow removal operations. We are not liable for any expenses or losses incurred due to walkway, driveway, or road conditions.

MAINTENANCE

Please report all maintenance issues promptly by calling or messaging our office. Mechanical, plumbing, and other issues may occur. While every effort will be made to rectify the situation promptly, no refunds or adjustments will be made for maintenance issues.

HOUSEKEEPING AND FURNISHINGS

The unit will be cleaned and prepared with fresh linens prior to your arrival and will be cleaned upon your departure. You are responsible for any cleaning during your stay and for leaving the Property in good condition at check-out. If the Property is found excessively dirty at check-out, conditions will be documented, and additional fees will be charged to cover the costs of the additional cleaning.

DEPARTURE RESPONSIBILITIES

Please leave the property reasonably clean and in order. Dispose of all trash in proper containers. Close and lock the windows. Please call or message the office to report any damage or maintenance needs. Should you have leftovers and would like to take the glass container(s) with lid(s), please let us know so we can charge it as a purchase rather than as missing inventory. The housekeepers will be grateful if you have time to place kitchen items (dishes, cookware, etc.) into the dishwasher and turn it on.

PROPERTY RULES AND REGULATIONS

Please observe all local laws including quiet hours. Smoking or vaping of any substance is not permitted. If evidence is found that smoking or vaping has occurred, you will be charged a $200 fine. Note that fire danger is always present in the mountains and embers are a community hazard.

LEGAL COMPLIANCE

Guest is liable for the actions of guest’s licensees and invitees. Guest agrees to comply with and abide by all federal, state, county and municipal laws and ordinances, and any posted rules and regulations, if applicable, in connection with the occupancy and use of the Property. No alcoholic beverages shall be possessed or consumed by guest, or guest’s licensees or invitees, unless the person possessing or consuming alcohol is of legal age. No illegal drugs or controlled substances (unless specifically prescribed by a physician for a specific person residing or present on the Property) are permitted on the Property. No hazardous or dangerous activities are permitted on the Property.

NUISANCES

Neither guest nor guest’s licensees or invitees shall be a nuisance or act in any manner that would interfere with the quiet enjoyment by adjacent property owners, guests, or other tenants of their premises. This prohibition includes, but is not limited to, loud noises, loud music, noxious or unpleasant odors, and disruptive behavior or actions.

PETS

Pets on Property are strictly prohibited. If there is evidence of a pet being present, a fine of $200 will be charged to the credit card on file and guests will be subject to immediate eviction.

HOT TUB

Usage of the hot tub is at your own risk. Please see and adhere to the rules and requirements posted onsite. Hot tub closures may occur for a number of reasons. While every effort will be made to rectify the situation, no refunds or adjustments will be made for hot tub closures. ADA lift key is available upon request to the office staff.

AMENITIES

Use of ski storage, bike racks, or bike repair station is at guest’s own risk. We are not responsible for equipment stored in ski lockers or in the bike room. 

INTERNET

Internet service is provided, however we are not liable for any outages that may occur. The wireless password can be found in the guest portal and on the Property information sheets. We are not responsible for any issues which occur with your equipment as a result of using the provided internet service.

LOST AND FOUND

We are not liable for any lost items. If items are found and claimed, the cost of the shipping will be the responsibility of the recipient. We will keep found items for 30 days before discarding or donating.

ERRORS, OMISSIONS, AND LIABILITY

Every effort has been made to provide accurate and complete information. We are not responsible for printing errors, omissions, or changes. We are not liable for damage, loss, or injury resulting from errors made by tour operators, agents, or transportation companies or for loss, delay, or expenses incurred due to weather, strike, road closures, flight cancelations, or any other unforeseen circumstance.

GENERAL WAIVER AND DISCLAIMER

You and those in your party recognize and acknowledge that there are inherent risks of physical injury when visiting an alpine environment. These injuries include, but are not limited to, injuries associated with extreme temperatures, snow, ice, rocky/uneven terrain. You and those in your party agree to release, indemnify, and hold harmless the management company and owner from and against all liability for any injuries sustained on the premises, resulting from any cause whatsoever. And further, that neither the management company nor the owner is responsible for any loss or damage to your personal property caused directly or indirectly from theft, adverse weather conditions, acts of nature, power outages, mechanical failures, or other unforeseen circumstances.

LIABILITY INDEMNIFICATION/WAIVER

Guest shall save management company and owner harmless and indemnified from all injury, loss, claim or damage to any person or Property while on the Property, or arising in any way out of guest’s use of the Property. Management company and owner, and their contractors, and employees shall not be liable for, and guest waives all claims for, damage to person or property sustained by guest, resulting from any accident or occurrence in or on the Property, including, but not limited to, claims for damage resulting from: (i) any equipment or appurtenances becoming out of repair; (ii) failure to keep the Property in repair; (iii) injury done or occasioned by wind, water, or other natural element; (iv) any defect in, or failure of, plumbing, heating or air-conditioning equipment, electric wiring or installation thereof, gas, water and steam pipes, stairs, porches, railings or walks; (v) broken glass; (vi) the backing-up of any sewer pipe or downspout; (vii) the bursting, leaking or running of any tank, tub, sink, sprinkler system, water closet, waste pipe, drain or any other pipe or tank in, on or about the Property; (viii) the escape of steam or hot water; (ix) water, snow, or ice being on or coming through the roof, skylight, doors, stairs, walks, or any other place on or near the Property; (x) the falling of any fixtures, plaster or stucco; (xi) fire or other casualty; (xii) any act, omission or negligence of accompanying guests or of other persons or occupants of the Property; and (xiii) any hazardous materials or conditions on the Property. Where used in this Paragraph: (a) Property includes the rented unit(s), any Common Areas, structures on any Common Areas, and any adjacent property under control of management company and owner; (b) Management company and owner includes their agents, respective successors and assigns, contractors, and employees; and (c) guest includes guest’s invitees, licensees, or any other person claiming through the undersigned guest.
